In the world of real estate, scripts are our tools. When a builder finds a problem, they reach into their toolbox. When we find a problem, we delve into our knowledge bank to find the right words to encourage progress and counsel our clients through challenging situations.

One key script can be worth tens of thousands of dollars (if not more) to your business every single year.

In this guide, you'll find scripts for working with potential sellers, landlords, private sellers, opposition listings and buyers.

Working with potential sellers

Here are scripts you could consider using at the end of your appraisal presentation to move things forward and hopefully walk out with a signed listing authority.

"What do I need to do to win your business?"

"How do you feel about working with me to get your home sold?"

"When do you think you will be ready to take photos?"

"Our professional photographer is the best in the business (show them some great example photos from other homes you have sold). As a result, they get booked out weeks in advance. Would you like me to go ahead and secure your spot? We can always adjust and move it back if needed."

"How do you feel about the marketing plan we discussed? Can I go ahead and book that in for you?"

"Do you have a spare key?"
(My personal favourite. Assertive, confident, and often works!)
