It's a good one to have in your toolkit because it speaks directly to the fence-sitters on your database. The people who have thought about selling, maybe even had an appraisal, but haven't taken the next step. This article gives them permission to start the conversation before the house is perfect - and positions you as the agent who will give them straight answers rather than a sales pitch.

A few ways to use it this week:

  • Send it as a standalone email to past appraisals who haven't listed yet. These people already know you. A timely, useful article is a low-pressure reason to get back in touch - and it opens the door to a natural follow-up call.
  • Drop it into your next newsletter as the lead article. It's relevant to most homeowners, regardless of where they are in their thinking, and the headline is strong enough to earn a click.
  • If you have a letterbox drop area, the print version is ready to go. It works well as a door-knock leave-behind too - something to hand to a homeowner after a conversation rather than leaving them empty-handed.

Our home is an emotional safe-haven and an investment. Often the most valuable asset we own. When we think of selling that asset, we naturally hope to present it at its very best and maximise its value.

The challenge is, once you start mentally cataloguing what needs doing before you can put your home on the market, it can quickly spiral into something that feels completely unmanageable:

  • Painting the exterior, fences, window sills, whatever needs freshening up.
  • Tidying the section, cutting back trees, fixing the first impression.
  • Waterblasting paths, decks, cladding, gutters.
  • Repairing the maintenance jobs you've simply lived with for years.
  • Sorting outstanding building consents and chasing paperwork.
  • Decluttering, hiring storage, clearing out the garage.

And that's before you even get into the debate about whether to renovate the kitchen or bathroom.

Most of us don't have the time or the contacts to project manage all of that. So the dream of moving quietly gets shelved, and life carries on as it was.

But here's the question worth sitting with: are you letting a to-do list get in the way of a move that could genuinely improve your life?
